How can I retrieve my password?
If you forgot or lost your password please visit password page. Once you have entered the matching email address, your password will be emailed to you. Please be sure to check your spam and bulk folders if you do not receive your password immediately.

How do I change my password?
First you will need to login to our member’s area. Inside you will see a link on the top right called "My Account". Click on that and you will find a link to update your password.
Billing Questions
How can I find my receipt number?
Each time you submit your payment, you will receive an email containing your receipt/order number. You can retrieve your receipt/order number by simply referring back to the email you received upon signing up, or by going to the "My Account" page in the member's area. The receipt/order number will be displayed in the "My Orders" section.
How do I cancel my subscription?
You may cancel your PropertyChecker membership at any time. To do so, please use our contact form or dial (800) 309-9351. Please note that Fees are billed monthly in advance; we will not refund the unused portion of your monthly subscription. However, you will still have full access to searches for the duration of your subscription.
How will my charge appear on my credit card?
Your statement will show a charge from PROPERTYCHECKER
Will I receive a purchase confirmation email?
Yes. You will receive an email from the support team of PropertyChecker outlining your purchase details.
Is your service subscription based?
Yes. After your initial purchase, you will receive a trial to PropertyChecker’s public records. To cancel your subscription and your first recurring charge, please call (800) 309-9351.

PropertyChecker is a comprehensive property data platform that provides access to detailed property reports nationwide. Users can search by property address, owner’s name, parcel ID, phone number, or email to uncover information such as ownership details, purchase history, loan records, deeds, property characteristics, building permits, and tax assessments.
Where does the data come from?
We get our data from multiple governmental agencies and non-governmental organizations.
How often is the data updated?
Most of our data is updated daily.
Is there a downloadable report?
Yes, you can download all our reports in PDF
Why should I get a subscription?
A PropertyChecker subscription gives you unlimited access to our searches, so you can be sure that almost all of your research needs can be met by one low price.
If I sign up for a trial, will I have access to all reports?
Yes, most of our reports are accessible after you sign up. However, some Premium Reports require an additional fee.
Will I have to wait to see my reports?
No. You can begin searching right away.

Why can't I find any information?
If you are having trouble finding someone, please be sure you check all possible searches and make sure you spelled your search subject's name correctly. Remember, we have over 1 billion records, keep searching!

How accurate is your data?
PropertyChecker is a provider of information gathered from publicly available data. PropertyChecker does not create, verify, or guarantee the accuracy of such data; rather, PropertyChecker receives its information from various sources, including Internet sites. It is not necessarily affiliated with or endorsed by these sources, or compensated by them. All materials and information available through PropertyChecker services are provided "as is" and "as available", and without warranties of any kind, express or implied, and specifically including the warranties of merchantability and fitness for a particular purpose.
Why does the data obtained from the preliminary search vary from the data obtained in the members area?
The preliminary search accesses people databases simply to verify that the person exists in the United States. This information is provided as reference material only. Search results obtained from the Preliminary Search may not match the search results obtained in the member’s area based on the same search parameters.
What do I do if my search resulted in outdated or incorrect information?

Why isn’t my recent property purchase showing me as the owner?
We work hard to keep our data up to date, but property transaction records can take time to be updated by county offices and our data providers. Because of this delay, there may be a gap between when you purchase a property and when the new ownership information appears on our site.
How can I obtain the physical deed for a property?
Although we provide transaction history and key information from property deeds, the actual physical deed is not available through our site at this time.
What does assessed value mean?
The assessed value is the combined total of the land’s value and the value of any buildings or improvements made to the property. This total represents the property’s assessed value. While assessed values can change from year to year based on the county’s practices, they are often updated during an appraiser’s review when a property is sold or when significant renovations occur that require permits.
Why is the assessed value different from the estimated value?
The assessed value offers the most accurate estimate of a property’s worth right after a sale or an in-person assessment by an appraiser. This value is used to calculate property taxes and is typically tied to the last time the property was formally assessed, with possible annual adjustments for inflation or local market changes. Over time, the assessed value may become less reflective of current market conditions, but it remains the most reliable snapshot of the property’s value at the time it was last updated.
What is the estimated value?
The estimated value is a modeled calculation of a property’s worth, based on current local market conditions and updated regularly. While it can closely reflect the property’s market value, it is not a replacement for a professional appraisal.
I recently got a permit approved, why don’t I see it on the site?
Depending on when a permit was issued, it can take some time for the details to be digitized and made available. If the information isn’t showing yet, we recommend checking back later to see if the permit has been updated for your property.
Is there any way for me to keep an eye on a property that I like, or just want to know more about?
Yes, by clicking on the “Monitor” button when reviewing a report, you will receive a notice when that report is updated. You can manage all monitored reports by visiting the “Monitoring” section of your account, found under the menu at the top right corner of the screen.

What does opting out mean?
Opting out means requesting the removal of your personal information from any additional processing by our services or operations. Once your request is processed, your details will no longer appear in search results on our platform and will no longer be processed by our business.
Why do I need to provide personal details to opt out?
We require certain identifiers, with may include your name, location, and other identifying details to accurately locate and remove your records, ensuring we don't mistakenly affect someone else's data.
How long does it take to remove my information?
Your information is typically removed within 24-48 hours after a valid request is submitted; however, in certain circumstances, it may take up to a few days. You'll receive an email confirmation once it's complete.
Can I submit an opt-out request on behalf of someone else?
Yes. You may make an opt-out request for someone else (e.g., a family member or legal dependent), but you must verify your relationship and have their consent. Additional documentation may be required in some cases.
How do I know if my opt-out request was successful, and what should I do if I encounter issues?

Does opting out remove my information from other websites?
No. Opting out of PropertyChecker only removes your information from our platform. You must contact other sites individually to request removal from their databases.
